As children, we spent our entire summer holidays in cottages by the lake.
These holidays carry the scent of a wooden pier burning the soles of our feet as we ran across it to jump into the water with a cannonball, splashing everyone nearby. They carry the scent of the algae and reeds surrounding the pier — their stems served as our "diver’s snorkels" — mixed with the aroma of barbecues fired up by sunbathers on the shore.
They echo with the sound of laughter and joyful shouts that accompanied our games. The splash of water and the hits of the '90s blaring from a portable radio strapped to Aunt Krysia’s deckchair.
They taste like wild raspberries and ripe blueberries, picked with forever-stained fingers. They hold the joy of exhaustion after a day spent in the water, on hikes, and biking adventures. The joy of perpetually scratched calves and scabbed knees. The joy of rainy days, spent in a crowd of kids staring at a curved CRT screen, eagerly following the Tour de Pologne or *Agata’s Abduction*. But even that old TV often lost to ping-pong tournaments, card games, or a piece of paper and a pen. After all, who hasn’t spent a rainy evening playing "Categories" or "Tic-Tac-Toe"?
Over time, as our swimming skills improved, the most beautiful thing became the silence. Blissful silence, filled with deep calm... You swim far beyond the marked swimming area and realize you won’t stop until you reach the opposite shore.
We approach this project in an exceptionally personal way.
By building these homes, we are fulfilling our childhood dreams of lakeside houses in Masuria.

In addition to your private plot (ranging from 1,200 to 2,500 m²), you will have access to shared amenities such as a pier, tennis courts, volleyball and basketball courts, and communal areas for spending time together — around 14 hectares of well-maintained shared space.

The houses in the Kownatki project are located on land bordering Lake Kownatki to the south and stretches of forest to the east.
The houses will be shaped like a barn. The building structure will be constructed using masonry methods. Facades made of natural materials will blend perfectly with the surrounding pine forest environment. Depending on the chosen model, these materials will include wood, brick, or concrete. The roof will be a gable design covered with metal sheets. Windows will be made of wood or aluminum.
The house is built on a rectangular plan. The entrance, located on the main facade, welcomes you into the shared living space — the living room with dining area and kitchen. Understanding the importance of connection with nature, every ground-floor room offers direct access to the outdoors. The living room, which is two stories high, features a fireplace and sliding glass doors that open directly onto the garden. Stairs lead to a mezzanine and additional bedrooms. The bedrooms feature solid hardwood flooring underfoot, while the living room, dining area, and kitchen have pleasant-to-the-touch resin floors. A series of wooden blinds allows for shading in summer and the ability to close off the house during winter.
To complement this nature-inspired design, we added a lively yet modernist touch — the concrete foundation slab remains visible in the entrance area.

The lake is located in the Warmian-Masurian Voivodeship, Nidzica County, within the Kozłowo municipality.
Kownatki is located close to Route No. 7 (E77), about 27 km north of the historic and charming town of Olsztynek, and 15 km south of the town of Nidzica.
